                  Pre-Purchase Inspection

A Home Inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. That evening your report will be e-mailed to you.

                New Construction Inspections

               "YOU CAN'T CORRECT IT, IF YOU DON'T DETECT IT"

New construction Inspections are performed at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder's policy. The Inspection should be scheduled just a day or two before your final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your Inspection. That same day, a completed report will be e-mailed to you including digital photos of the inaccessible areas. A full color, bound, hard copy will be mailed the next day and usually takes 1 to 2 days to receive. If time is a concern, we will deliver the report the next day.
 
As an add on service, we offer IR Fusion, Thermal Imaging  of the building interior. If there is missing insulation or water leaking within the walls or ceiling on the surface, we can pick up the image and provide  pictures of both the area and the thermal image, then insert them directly into the report along with a recommendation. Certain conditions apply to provide the optimal differential for a top quality Imaging report. This is a visual inspection aided by IR.

          ASTM C-1060   -   ISO 7781-81   -   EN 13187: 1998
 

      1 or 2 Year Warranty Expiration Inspections

               "YOU CAN'T CORRECT IT, IF YOU DON'T DETECT IT"

Warranty Inspections are performed during the 11th or 23rd month of your 1 or 2 year Builder Warranty.  The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. That same day, a completed report will be e-mailed to you along with digital photos taken as needed for inaccessible areas. A full color, bound, hard copy will be mailed the next day and usually takes 1 to 2 days to receive. If time is a concern, we will deliver the report the next day.
 
The IR Thermal Imaging is performed to the following standards:

              ASTM C-1060   -   ISO 7781-81   -   EN 13187: 1998
